Professional Mechanical Engineer

BASIC FUNCTION

Responsible for ensuring the propertys mechanical, electrical and electronic equipment is in optimal working condition by implementing proper safety, preventive maintenance and corrective maintenance procedures.

PRINCIPAL DUTIES AND RESPONSIBILITIES

1. Provides technical advice and assistance to the Operations Head on matters involving operations, engineering and maintenance of the building, its equipment and other facilities.

2. Identifies and determines repair, maintenance and improvement requirements of structures, equipment and facilities within the Property and recommends changes to improve maintenance efficiency and reduce operating costs.

3. Monitors work of contractual agency workers and other maintenance service contractors to ensure compliance with agreed upon service levels.

4. Prepares and submits necessary reports.

5. Assumes responsibility for the discipline, attendance, work performance, counselling, training and development of personnel under his supervision.

6. Conducts periodic inspection of the condition of exhaust and air conditioning vents, sprinkler, fire extinguishers, utility outlets, and waste disposal systems to ensure that environmental and safety standards are met.

7. Ensures occupational safety standards are met in the course of equipment maintenance such as, but not limited to, use of Personal Protective Equipment, Safety Devices, Precautions when handling flammable or high voltage equipment.

8. Develops, recommends and implements a preventive and operating equipment maintenance program and the manual for equipment operation.

9. Entertains lessees inquiries, complaints or requests on Maintenance services and attends to them promptly.

10. Serves as liaison to Safety for documentary and other requirements and monitors overall safety initiatives within property (e.g. fire/flood prevention, disaster management)

11. Leads Safety Brigade Team in his area and responds to all types of emergency situations.

12. Performs other duties that may be assigned by superior/s from time to time
